Amazon is looking to hire an experienced Transaction Manager to join the Amazon Global Realty team and play a critical role in driving the EU Customer Fulfillment network across Italy for our first and middle mile customers. This role will identify, undertake due diligence and secure sites in key strategic locations across Italy to provide flexibility and optionality for the current launch plan for growth for Amazon Operations. It will involve partnership with other Amazon teams, both within Amazon Global Realty, and outside. The role will report up through the Head of Real Estate SEU, and be based in the Milan corporate office. Italy and EU travel will be required.
In this role, you will ensure the timely completion of new real estate transactions including lease agreements, BTS, option agreements, conditional land purchases and investments/existing building acquisitions. This includes working with the local management team in defining the requirements, commercial and legal negotiations, technical due diligence, in-depth financial analysis of property transactions, extensive underwriting analysis including developer appraisals, exit scenarios, presentations of deals to leadership and project management to completion. You will be expected to navigate through complexity and ambiguous environments to deliver strategic, cost-effective property options for occupation by Amazon operations in the current launch plan.




Key job responsibilitiesManage the deal flow of large, strategic, complex transactions.Use your extensive network and experience to source new opportunities from a range of external brokers, land owners, public bodies and developers.Innovate, execute and improve processes and tools to ensure the complete cycle from site search through to deal execution is completed consistently and reliably.Communicate expectations, requirements and status of deals to key business partners – both internal and external.Manage an ever-changing variety of internal initiatives and projects.Closely collaborate with Amazon operations, legal, finance, treasury, public policy, network planning, economic development, transportation, pre-construction, design and construction groups to deliver highly successful projects.BASIC QUALIFICATIONSSignificant Real Estate negotiation and transaction management experience (ideally in logistics) in ItalyDegree held in a property-related or equivalent subject preferred.Extensive experience managing large capital projects, on budget, and safely across Italy.Extensive network of contacts across Italy for brokers, developers, landowners, public bodies and capital partners.In-depth knowledge of planning law, development projects and site assembly.Knowledge of life-cycle of physical assets (property and buildings), including the acquisition and disposition of assetsAbility to proactively monitor and control various vendor relationships and external resources (including contract negotiation and vendor management skills)Understanding of financial analysis techniques including discounted cash flow and capital budgetingHigh proficiency of Italian and English.PREFERRED QUALIFICATIONSBroad understanding of how to innovate in real estate services to optimize customer satisfaction and productivityUnderstanding real estate trends, best practices and the vendor marketplaceCommunication, negotiation and conflict resolution skillsAbility to work collaboratively and build strong relationships with customers/partners with the ability to invite input from these groups when determining what will work best for the businessAbility to think strategically and holistically about business units' unique real estate needsAbility to understand and value different customer needs and provide tailored services where necessaryLeadership capability and credibility with the ability to be influence at all levelsActs decisively, holding others and themselves accountable for tasks, actions and development needsOther languages advantageous
