General Information Country/Region: Italy Province/City: Rome Location: Rosewood Rome Department: Others Job Type: Full-time Permanent Job Description Impact of this role: The 'Director, Project Services' plays an integral role in upholding brand standards and design implementation, ensuring that the brand integrity is maintained throughout the construction and handover of the hotel.
He/she is the key contact for site project matters, creating one centralized point of communication for both owners and operations teams.
The Director of Project Services is also responsible for determining the readiness of the hotel for handover.
Key Responsibilities: Design Coordination: Familiarization of all approved design documentation.
Familiarization with all discipline's drawings, specifications and schedules.
Participate in all project site design meetings and maintain awareness of approved design requirements vis-à-vis site condition.
Evaluate all variances from approved design requirements and coordinate with Owner/Developer and Design Project Services for review.
Provide ongoing liaison with Owner/Developer and Key Consultants for coordination and guidance in the interpretation and clarification of operational requirements.
Ensure that deviations from brand standards and/or approved pre-qualified vendors are reported and where appropriate, non-compliance approval is obtained.
Furniture, Fixture Equipment: Ensure compliance of Rosewood Hotel Group's Furniture Fixture and Equipment (FFE) standards as detailed/specified in the Design/Engineering and IT standards as well as the Operations Brand Standards documents.
Site Activities: Conduct regular site visits and record observations in monthly reports.
Attend any meetings on site for general coordination and project updates.
Represent Design Project Services in any Value Engineering discussions.
Provide key coordination of Mock-Up and Proto-type room presentations.
Inspection, Handover and Testing Commissioning: Conduct a final inspection prior to handover to the hotel team.
Ensure the Owners Project Team provides a testing and commissioning schedule.
Coordinate submission and handover of As-Built drawings, manuals, training documents and preventative and annual maintenance contracts to hotel operations.
Financial: Familiarization with project cost budgets and expenditure approval processes.
Assist with commercial analysis of submitted bids.
Participate in revisions to FFE specifications.
Review changes to approved design intent, extent of works or modifications and coordinate with Design Project Services for timely review and response.
Ensure all cost and supplier information is handed over to operations for re-ordering.
Hotel Operating Team Coordination: Brief Hotel Managing Director and Key Executives on project scope, design intent, operational concepts and objectives.
Act as the key liaison between site Project team and Hotel Management team.
Provide the owner with requirements for the operating team's re-opening office.

Critical Skills Qualification: A university or equivalent professional degree in the field of hospitality, business management, engineering, or architecture.
Minimum of six to seven years of operational management experience.
