**Legal Manager**:
The Legal Manager is managing the Legal department in the relevant country and reports directly to Acquisition & Construction Manager.
The job has 4 direct reports: Legal Specialist.
Purpose of the job: Provides legal advice and support in the process from Lead to Store, especially in relation to (negotiating) lease contracts and permits.
Arranging all legal works in the relevant country mainly for Real Estate and eventually relevant topics more general (f.e.customs, fraud, claim, insurance ).
**Areas of responsibility**:
- Operational Management- Develops strategic and operational plans for the Legal team
- Supports Acquisition Managers with contract negotiations; makes text proposals, alternative clauses/ sections check
- Secures high quality lease contract by checking conformity with Action standard; screens standards lease contracts
- Monitors the expiration date of current lease contracts and ensure timely termination or extension of them
- Ensures alignment with Action Legal Counsel and external Lease Law specialist
- Sources materials and services for the lowest possible price (in coordination with Legal Manager International)
- Makes sure our ways of working and stores are in line with local regulations
- Works within the guidelines of the Central organization (PoR, standards, document naming, h drive structure, timelines etc.
)
- Optimizing- Ensures an up-to-date administration and archive of all legal RE related documents
People Management- Clearly steers a category team, takes the lead, gives clear working instructions, plans employees and activities in order to successfully achieve targets
- Is actively involved in improving employee skills by providing feedback, instructions, explanation and coaching about the delivered performance and personal development related to future priorities
- Makes employees enthusiastic, brings about a positive attitude towards the work and inspires team members' strong will to perform
- Stimulates employees to join in on the thought process and to actively contribute to the development of new ideas
- Implements best practice processes and ways of working
- Communicates local exceptions and circumstances and integrate these in our way of working
Reports- Prepares various (periodic) Management Reports for the relevant country Acquisition & Construction Manager
**Requirements**:
- Equivalent of Master level degree in Law
- Experience practicing as a lawyer with specialization in Real Estate (lease
- purchase, permits, cadaster etc. )
and minimum 5 years of relevant working experience for retail stores
- Managing and motivating (legal) employees
- Make proposals for efficient and effective working methods with the least possible complexity and implements these
- Demonstrates a high level of pragmatism
- Is very organised, is able to structure activities and projects, sticks to agreements within deadlines and according to guidelines
- Works efficiently and effectively, also when under time pressure
- Works effectively with others to achieve common targets
