PROJECT MANAGER:
We are looking for a Project Manager able to help us grow our business, expanding our SINSAY stores across all Italy.
As a Project Manager, reporting to the Investment Regional Director, you will be responsible for all aspects of execution of project implementations including, but not limited to, new locations, relocations, expansions, and remodels. This is a fast-paced, extremely detail-oriented role involving managing multiple projects concurrently with very high standards of execution.
YOUR ROLE: Organization and supervision of the negotiation, design, and construction process of new LPP shops in the country;Supervision over the investment process in line with time schedule and budget;Negotiating technical specifications with landlord's representatives;Preparing, maintaining, and updating project's budgets and time schedules;Maintaining crucial data in internal MS Project platform: creating new projects and regular updates of time schedules, tasks, budgets, resource assignments;Verifying technical condition of the premises for potential stores - conducting site visits concluded with the report;Collecting project documentation and information required to launch design process;Coordinating design process and all parties involved in it: landlords, internal and external architects and MEP designers (both Polish and local);Coordinating permitting and approval processes with local authorities;Organizing of tendering process with General Contractors (collecting offers, technical and financial verification, choosing the best offer and contracting);Searching for local construction companies and maintaining positive relations with them;Taking over the premises from the landlords. Verifying if the premises' technical condition is compliant with technical specifications from lease agreement;Supervision of fit-out works in accordance with the project documentation and technical standards of LPP (visiting construction site);Verifying if project documentation and fit-out works are compliant with local norms and legislation;Supervision over furniture installation. Taking over the works from furniture companies;Placing orders and coordination of investor's deliveries (only specific materials/works). Technical and financial verification of offers;Handover of stores for RSM/opening team; constant contact with RSM during opening process and solving technical problems;Financial supervision over the project budget (collecting, verifying, and processing invoices in LPP's internal systems);Providing local support for other Project Managers from other countries also involved in the construction process;Risk assessment and risk management. YOUR PROFILE: BA/MA degree in Engineering or Architecture (preferably Civil Engineering or similar), or technical knowledge and experience in construction projects;You have several years of professional experience (5+) in Project Management/Construction Management for the retail industry;You have in-depth knowledge of the articulations of the Italian construction market and possess a wide and solid network of suppliers contacts (preferably operating in the retail and GDO market);You possess excellent negotiation and communication skills;You have an excellent knowledge of the English language;You know how to organize your work in an independent and structured way;You are fluent in reading technical drawing and drafts;You are fit and willing to travel flexibly.
