SCOPE AND PURPOSE:
The Project Construction Manager will lead all the construction activities of the site relating to the renovation of the hotel Splendido, and Villa Beatrice, both located in Portofino (GE) - Italy. Overseeing and directing the projects to completion. Additional projects may be assigned, upon completion of the hotel Splendido and Villa Beatrice projects, in other Italian regions.
Primarily responsible for the successful delivery of the construction phase of assigned projects, the role provides in-depth review of the project schedule, deliverables and estimated costs to ensure execution to the best/highest standard, on-time and on-budget. The role also oversees all onsite and offsite construction to monitor compliance with building and safety regulations
The Project Construction Manager must collaborate and work closely with Belmond D&PD Team members, Senior Management, Corporate Team, Engineers, other Hotel General Managers, and the team of consultants working on the project.
Requirements MAIN DUTIES AND RESPONSIBILITIES: Project Management
- Manage the works, coordinating activities and ensuring that all work is in sync with project goals and objectives.
- Provide direction to general contractors, subcontractors, and vendors to ensure compliance with Belmond standards.
- Prepare and manage estimates, budgets, timetables, and resources.
Communication and collaboration
- Liaise with engineers, architects, and other consultants working on the projects to maintain optimal communication.
- Work closely with Belmond internal stakeholders, consultants and contractors to develop positive working relationships. Teamwork and collaboration are essential to the success of this role.
Issue Management and Compliance
- Identify, mitigate, and track recurring construction issues, immediately reporting any issues and monitoring the actions taken in the controlling/rectification process.
- Adhere to legal regulations, building and safety codes, and other requirements
Quality Assurance and Value Engineering
- Assist in value engineering to assure the high quality of design and performance of all specified FF&E.
On-site Management
The role requires full presence on the premises to attend consultant meetings, project site inspections, monitor project performance, schedule and expenditures, highlight potential challenges, provide leadership and support to local site project management team as required.
General
- Coordinate and direct construction workers and subcontractors.
-Select tools, materials and equipment and track inventory.
- Meet contractual conditions of performance.
- Review the work progress on daily basis.
- Prepare internal and external reports pertaining to job status.
- Plan ahead to prevent problems and resolve any emerging ones.
- Analyse, manage and mitigate risks.
- Ensure quality construction standards and the use of proper construction techniques.
- Use utilities and resources in a responsible manner to control wastage.
- Communicate relevant information to the department, your line manager and across departments, as appropriate.
- Comply with safe working practices, Health and Safety policy and ensure accidents/defects are reported immediately.
- Attend learning and development courses and complete eLearning modules, as required.
