As Revenue Manager your mission is to maximize revenue and profits for our magnificent Teatro Luxury Apartments. This role will immerse you in the strategic development of revenue plans, requiring both a visionary approach and hands-on collaboration with Sales, Marketing, and Distribution teams to drive both occupancy and guest satisfaction. You will play a critical role in adapting revenue strategies specifically for luxury apartments, where long-stay and premium guest experiences are central.
Your responsibilities include: Revenue Strategy and Execution:
Set daily, weekly, and monthly revenue goals with a clear focus on maximizing occupancy and Average Daily Rate (ADR) through pricing adjustments, promotions, and specific actions tailored to luxury and long-stay guests.
Create and maintain strategies for optimal rate plans, restrictions, overbooking controls, and cancellation policies, aimed at increasing revenue while delivering value to guests.
Conduct rigorous analysis of performance metrics to ensure revenue targets are on track and to adjust strategies as needed based on data insights. Competitive Market Analysis:
Constantly analyze competitor pricing, promotions, and occupancy trends to position Teatro Luxury Apartments competitively within the Florence luxury apartment market.
Develop strategic responses to market changes, keeping pricing competitive and consistent with luxury market standards. Channel and Distribution Management:
Oversee and optimize the distribution strategy, ensuring all channels (GDS, RCS, OTAs) are aligned with revenue goals, pricing integrity, and consistent messaging.
Regularly review and update rate parity across distribution channels and segments, ensuring Teatro Luxury Apartments' offerings are accurately presented and accessible to target markets.
Collaborate with Distribution teams to identify and leverage new distribution opportunities specific to long-stay and luxury segments. Collaboration with Sales and Marketing:
Work closely with the Area Sales team to align revenue strategies with key market segments and identify opportunities for corporate and group bookings that align with the long-stay and luxury positioning of Teatro Luxury Apartments.
Collaborate on tailored promotional campaigns that appeal to both short-term and extended-stay guests, leveraging seasonality and city events to boost demand.
Partner with the Corporate Marketing team to support content and promotional strategies, ensuring that the brand's positioning and offers resonate across channels and markets.
Develop packages or special offers aimed at increasing direct bookings and guest loyalty, working closely with Marketing to target relevant audience segments.
Regularly meet with Sales and Marketing to assess ongoing campaigns and identify untapped revenue streams or high-potential target markets. Forecasting and Financial Reporting:
Prepare detailed revenue forecasts and budgets, with a particular focus on maximizing income from extended-stay and premium guests.
Provide monthly reports to the stakeholders, outlining performance, achievements, and areas for improvement, and presenting insights for optimizing future revenue.
Analyze and forecast demand patterns and occupancy rates, anticipating needs to adjust pricing or promotions to match peak times and increase revenue during low-demand periods. Inventory and Rate Management:
Manage inventory to align with demand trends, adjusting apartment availability and rate strategies to capture optimal business.
Use advanced revenue management tools to monitor inventory in real-time, making strategic adjustments to rates and availability to maximize occupancy and revenue yield. Stakeholder Relationship Development:
Act as a primary revenue liaison, fostering proactive and collaborative relationships with internal stakeholders across Sales, Marketing, and Distribution teams.
Partner with on-site operations to ensure that guest expectations for premium stays are met consistently, and gather feedback on guest preferences to refine future revenue strategies.
Regularly engage with key stakeholders to align on overall business objectives and integrate feedback into revenue planning.
Exceed expectations revealing:
Minimum of 3 years' experience in Revenue Management, preferably in the luxury hospitality or apartment sector.
Proven analytical skills and a data-driven approach to strategy development.
Excellent communication and relationship-building skills, with the ability to collaborate across multiple departments.
Familiarity with the Florence luxury market, particularly in long-stay and apartment-style accommodations.
Knowledge of Opera, Ideas, Synxis, and Travelclick is preferred.
