We are now looking for a Director of Development (Italy) to join the Staycity Group. This newly created position will manage all of Staycity's development activities in Italy.
Reporting to the Director of Acquisitions & Development, this role will function as a critical part of our European Development team.
The individual will be able to demonstrate a successful track record of development deals (either as a developer or a consultant) within the hospitality industry, or in comparable sectors such as leisure and retail. Previous experience in Italy is essential.
Specific responsibilities will include:
Active participation in implementing the strategic business plan to grow the company's presence in the region's key markets. Identification and evaluation of business growth opportunities for fixed and variable lease contracts. Compilation and update of a list of target cities for development and determination of an achievable pace of development. Attend relevant hospitality events and maintain a high profile within the industry in Italy. Monitoring of relevant industry trends and their potential impact. Establish and maintain a strong network of contacts to feed potential projects to Staycity. Generate leads which conform to agreed strategies and standards. Design and produce a regularly distributed internal development status report for the region. Work effectively with colleagues to rapidly filter opportunities and establish appropriate prioritisation of projects. Establish good relationships with potential owners, partners, lenders, and investors. Establish budgets and utilize external resources as required. Work closely with the feasibility team in Dublin to better assess potential opportunities. Rapidly negotiate and agree upon deal terms with owners leading to the signing of a Heads of Terms or Letter of Intent. In cooperation with Staycity internal legal colleagues, instruct external solicitors for the drafting of the lease and other related agreements that conform with Staycity standards and corporate approvals. Work closely with local contractors to move forward with technical aspects of the project as necessary, employing external companies as appropriate. Together with the Project Management team and external contractors, manage all development projects from A-Z and manage owner relations. Negotiate the various documents through to completion. Experience and qualifications:
Relevant bachelor's degree or equivalent level qualification as a minimum. Five years experience in the real estate and hospitality industries. Expertise in real estate finance, development (in particular lease contracts) and an in-depth understanding of the hospitality sector are critical. Knowledge of financial reporting (Uniform System of Accounts for Hotels), and knowledge of variable and fixed hotel leases. An entrepreneurial attitude, stamina to source and close deals and manage the entire development process independently. Ability to take ownership of this project and be responsible for the strategy and growth. A successful track record of development deals (either as a developer or a consultant) within the hospitality industry, or in comparable sectors such as leisure and retail. Previous experience in Italy is essential. Additionally:
Superior communication and presentation skills, both oral and written are critical. The individual should be well organized, computer literate, and detail oriented. The candidate will be fluent in Italian and English. The ideal candidate will possess high levels of credibility and respect within the European hospitality industry thereby enabling immediate recognition as a key member of the European hotel development community.
This person will be extremely relationship-oriented and be successful at nurturing long-term relationships that yield rewards.
Compensation:
A competitive compensation package matching industry standards and an annual bonus ranging between 25%-45%. The position is home-based and will need to be located close to an Italian international airport. This is a full-time position and not a consulting contract.
