The Role: As a Commercial Property Manager, you'll deliver high-quality, efficient advice and support on a wide range of property matters, including rent reviews, lease renewals, service charge management, acquisitions, disposals, valuations, and more. Your expertise will align property performance with the broader objectives of the business. Key Responsibilities: Lease Renewals & Rent Reviews: Lead the negotiation and renewal processes, including tenant and sub-tenancy arrangements. Landlord & Tenant Relations: Foster strong, effective relationships while addressing concerns and ensuring smooth operations. Stakeholder Collaboration: Work closely with UK Bus leadership, regional teams, depot managers, and the central office to align real estate strategies with business goals. Portfolio Management: Oversee lease renewals, occupancy transitions, and property churn with minimal disruptions. Financial Oversight: Prepare and manage property budgets, track performance metrics, and generate insightful financial reports. Market Analysis: Conduct ongoing research to support rent strategies and lease structuring. Property Business Rates: Manage external experts to ensure accurate business rate assessments and identify appeal opportunities.
