What will the role involve?
To join our Italian team in Milan, we are looking for a new colleague Jr Business Development manager. You will be involved in industrial real estate (logistics or data centre) development projects, from inception to completion, and will actively participate in the future success of our Italian platform. The role is highly challenging and entailing a steep learning curve on commercial, technical and legal skills as well as knowledge of the industrial real estate market and its dynamics.
More concretely, this means you will get the opportunity:
Explore land opportunities and land bank:
- Search for new opportunities via different channels - contact with public & private land owners;
- Analyse documentation (pollution report, geotechnical survey, easements ) to raise and tackle potential challenges;
- Determine the optimal building design and corresponding administrative procedure to get zoning amended and building permit ready;
- Lead the negotiation process with land owners and ultimately secure the land acquisition contract;
Generate and realize business leads:
- Prospect for new business opportunities (direct inbound inquiries, broker's requests );
- Analyse customer requirements (size, location, specifications) and rationale for moving in;
- Prepare commercial offer by consolidating price calculation, site description and building layout, time schedule from signature of the forward lease agreement to completion and main contractual terms;
- Grasp negotiation dynamics, impulse tactical moves and follow up until the lease contract is final;
Relationships
- The Development Manager must seek to establish a great working relationship with colleagues in Italy and broadly Continental Europe as well as with external contacts;
- Being able to build up a relationship and negotiate with people from different sectors and on different levels from operational manager to Managing Director level (logistics managers, real-estate managers, local authorities, agents, land owners);
- Excellent fit in an international and multicultural environment is an absolute must.
Do you recognize yourself?
- Understanding of administrative procedures related to construction in Italy (PUA, building permit) would be a strong asset;
- Fluent in English and Italian;
- Strongly developed sense of responsibility, analytical thinking, feeling for financial results, risk management, quality, organization and planning;
- Team player but also able to work autonomously and under pressure;
- Communicative, proactive, creative and assertive.
